2.Be prepared to view lisitngs quickly. Do not wait until next week to look! While you are thinking other people will be buying the property! In a "Hot" market properties will often sell very fast and in a more distressed market it is not uncommon to have multiple offers on great buys like short sales and foreclosures.

3. Submit strong offers. Make yourself a top candidate for the house or property. Often times there will be multiple offers on the same property. It is safe to assume that if you like the property someone else probably does too. We are strong negotiators but we have to be at least in the same ball park as the competition.

4.Minimize contingencies when possible. The fewer the contingencies the better the offer!

5. Have easy and instant communication between the buyer and their agent. We can do this through the phone, text messages, email and voice mail.
